Streamlining Fees: A Partnership with LodeStar

What kind of fees do you track?

LodeStar tracks all government and recording fees, underwriter fees, transfer taxes, and title agent fees, among others. From township-level fee differences to additional page counts for recording docs; from intangible taxes to negotiated title rates, we’ve got you covered.

How do you know you are sharing accurate fees from each title company and county?

LodeStar has a dedicated, in-house team to monitor local government websites and underwriter lists for fee updates. We employ automated scenario testing to review all changes before any are pushed to live. We also publish a monthly newsletter to our clients to ensure all LodeStar users are aware of new or updated fees, as well as exactly which day these changes go into effect.

In 2023, LodeStar paid out 1.4% of its annual revenue in cures. If our Closing Cost Calculator was only 99% accurate, we’d be out of business—because we honor our fee guarantee. 

What if a lender wants to work with a title company that you don’t currently support?

We’re happy to add a client’s preferred agent to our database of over 4,500 title agents! Usually this process takes 1–3 weeks, depending on how quickly the title agent gets back to us. LodeStar also offers title fees through its own settlement agency, SettleWise.

How many requests do you process a day/week/month?

Our volume varies throughout the year, but the accuracy of our fees does not. In 2023, only 1 in 17,000 LodeStar quotes resulted in a cure.

Are there any other services Lodestar provides (now or on your roadmap)?

We’re excited to extend appraisals, inspections, and lender origination fees to Wilqo users. These are features we currently offer in other platforms, and we’d love to broaden their availability. We also offer our exclusive title agency, SettleWise, to LodeStar users on all platforms. Quoting with SettleWise within LodeStar allows users to have a single point of contact throughout the fee quoting process.
